Free Services To Support You
We will work alongside landlords or agents, our aim is to assist you, not replace you.
All services are subject to change to meet COVID-19 guidance.
Rent Guarantee Scheme
Overview
We will pay the rent directly to you each month for the duration of the agreement. We will also cover any void periods while we find you a new tenant, meaning no loss of rental income.
Detail
- £1500 one-off payment paid directly to you at the commencement of the tenancy
- One month’s deposit bond. This is a written bond agreement rather than a cash payment meaning you will not need to register this with a deposit scheme. Claims against the bond will be processed within 14 days of receipt.
- No loss of rent between tenancies – we will continue to pay the rent to you during void periods
- Check in/out inspections
- Regular inspections throughout the term of the tenancy
- Full inventory including photographic evidence
What else is included?
You will also receive the following free of charge:
- An inspection of your property by a member of the LET team
- Check in/out
- A suitable tenant matched specifically to your property – all tenants will have been interviewed in person and provided comprehensive background information and supporting paperwork
- An assessment of potential tenant’s suitability and affordability
- An Experian Credit check carried out on potential tenant
- An experienced designated contact within Ipswich Lettings to provide advice and support
- Links to third party support if needed
- Assistance with ensuring benefit claims are processed quickly and efficiently
- Statement confirming Right to Rent Checks have been carried out by Ipswich Borough Council.
Landlord Commitment
At the end of the three year term we can either continue with the contract, transfer from Rent Guarantee to Deposit Bond or end the agreement. We will discuss these options with you near to the end of the term.
What we expect from you
Our aim is to provide safe and secure homes within the private sector, in order to do this we would expect the following commitments from you:
- To ensure your property is in a safe and suitable condition and available for inspection by a member of the LET team
- To follow up on any advice given
- Respond in a timely manner to any requests for information
- To carry out repairs within a reasonable time-frame
- Provide a current Gas Safe Certificate
- Provide a valid Energy Performance Certificate
- Provide an Electrical Safety Certificate
- If your property requires a license, provide an up to date licence or evidence that a licence has been applied for
- Provide us with evidence that the property has the relevant landlords insurance.

Deposit Bond Scheme
Overview
Where appropriate we will guarantee the deposit in the form of a written agreement. This works in the same way as a traditional cash deposit. The Bond will be equivalent to one month’s rent and can be claimed against for loss, damage or rent arrears and lasts for the duration of the tenancy.

- If a Section 21 Notice is served on a tenancy where a Deposit Bond Agreement has been used, we are committed to finding alternative accommodation by the expiry of the Notice. If we are unable to do so, and leave the landlord with no alternative but to begin possession proceedings, we will pay the court costs up to the value of the Deposit Bond amount

Tenant Finding Service
Overview
Simply what it says, we will find a suitable tenant for you at no cost.
Detail
- We will inspect the property and give advice on achievable rental income
- We have a constant stream of referrals for potential tenants who are seeking accommodation in the private sector
- We will contact tenants who make the best match to the landlords or agents requirements
- The landlord or agent is under no obligation to accept any tenant that is introduced
- In addition, LET can assist with the necessary paperwork to help you set up a legal tenancy, if required
